Buy Mortgage Note Pools / Mortgage Note Portfolios / REO’s In
today’s quite volatile money markets, numerous banks, mortgage
companies and
other institutions are very actively trading (buying or selling) large
portfolios of performing and non-performing mortgage notes, as well as
REO
(real estate owned) properties. As a National Mortgage Consultant, we have access to both Buyers and Sellers ! At American Funding Resources, we
prefer the “old
fashioned” way of handling Seller side of the transaction: The
Buyer then reviews the portfolio and makes their offer. This offer may
initially be done or negotiated verbally. After the parties have
verbally
agreed on a price, the transaction is formalized, with NCND and/or Fee
Agreements put in place. The Buyer then provides with a Bid Letter for
acceptance by the Seller. The
Buyer provides a very detailed “soft” Letter of Intent (LOI) listing
the type
of product they’re interested in buying, the dollar amount that they
wish to
purchase, and their realistic “Target Price” or price range they are
willing to
pay. Note: A “soft” LOI does not disclose the name of the Buyer. See
sample
LOI. Daisy chains of in-between
(intermediary) parties. We
prefer to deal directly with the Buyers or Sellers, but
will consider transactions where there is no more than one other party direct to the Buyer or Seller. Compilers or compiler lists, which
may be broadcast
widely over the internet; and which require upfront and (at times
onerous) agreements in place - just to get started.
